If you spend enough time in the real estate transaction industry you will undoubtedly come across the Phase I and Phase II Environmental Site Assessment (ESA). To some, it is obligatory and nothing more than a checkbox to complete their deal. To others, it is a mystifying and frightening “deal-killer”. In this webinar, we will go behind the curtain of Phase I and Phase II ESA and discuss the history of environmental due diligence. We will discuss the differences between a Phase I and a Phase II ESA, what to do with the information obtained from each report, the scope of each type of report as well as give examples of what environmental issues may trigger a Phase I to move to a Phase II.
